All the mechanical systems are tested.What to Expect on Inspection Day

Generally, I begin by carefully taking a look at the exterior of the property.  All exterior features of the property will be inspected: The foundation and infrastructure, decks & porches, roof, chimney, driveways, and drainage systems.

Next is the interior. I usually work through the building in a logical sequence, one room at a time and one floor at a time.  All walls, ceilings, floors, doors, and HVAC vent conditions will be noted throughout the home.  The stove and bath fixtures will all be tested as will all accessible electrical outlets.  I'll also check the ceiling fans and report whether smoke detectors are present.

Once the detailed interior and exterior checks are completed, I'll perform a thorough evaluation of the plumbing, electrical, heating/cooling, and attic ventilation systems of the house. 

Finally, I'll perform any air quality, radon, mold, or water quality testing you may have ordered.  Then I'll prepare your report and upload it to my website within 24 hours.  I'll e-mail you a secure login and password so you can retreive your report from my website anytime.  Some of the extra testing you may have ordered can take longer than 24 hours to receive the report from the lab.  In that case, I will deliver the report as soon as it becomes available.  The entire on-site inspection should take no longer than four hours, most are less than three.  However, situations vary with each property.  If the home is large or is known to be in disrepair, it's best to allow extra time.

Attending the inspection will help you understand your report and give you first hand insight on the condition of the property.I Encourage You to Participate.

  It's a great opportunity to learn about your property and its features.  During the inspection, I'll answer any questions you have.  You'll be surprised at what you learn and being present for the inspection will help you visualize all the items in the report.  If you have specific concerns about the property, be sure to mention them to me ahead of time.

There Are No Perfect Homes.

As you prepare for the inspection, be aware that there really is no property that is perfect and problem free.  Most people are surprised to know that even new homes have some problems. 

With that in mind, I will take care to help you keep things in perspective.  The best features of a property almost always outweigh the problems.  The key is to completely understand the property.  And I'm trained to see that you receive all the information and knowledge you need to make a wise decision.
